Moroccans Rank Second Among Foreign Property Buyers in Spain

Agadir – Moroccan nationals are one of the most active foreign groups in Spain’s real estate market, accounting for 7.7% of all foreign home purchases.

The data shared by La Razon identified Moroccans as the second largest community among foreign property buyers in Spain.

The figures place Moroccans second after British buyers, who lead with 7.8%, indicating the growing weight of Moroccan demand in Spain’s housing sector. 

In the second half of 2025 alone, Moroccan buyers completed 5,154 transactions, nearly matching the 5,178 recorded by British nationals. Foreign buyers overall accounted for more than 18% of property transactions during this period.

Among foreigners residing in Spain, Moroccans are the most active in areas such as Murcia, Navarra, Aragon, and La Rioja. For instance, in La Rioja, Moroccans stand out as the leading foreign buyers, with 25.8% of their transactions taking place in the region. 

Price data reveals that Moroccan buyers typically spend around €768 per square meter, which is lower than the €2,479 per square meter that foreigners pay on average.

In contrast, buyers from countries such as Sweden, Germany, and the US are more likely to spend above €3,500 per square meter, targeting premium coastal or urban properties.

Beyond real estate activity, the Moroccan community in Spain is deeply rooted in a long-term settlement pattern. As recent statistics show, Moroccans account for about 25% of foreigners who have received residence permits in Spain, forming a very large community of immigrants.

According to data from Spain’s State Secretariat for Migration, 862,190 Moroccan nationals held valid residence permits in Spain, placing them ahead of other major communities such as Ukrainians, Colombians, Chinese, and Venezuelans. 

Together, these groups make up more than half of Spain’s foreign resident population, which reached 3.49 million permit holders by the end of 2025.
