Get away from it all! Scottish estate with its own private island is for sale for £4m - and your only neighbours will be a school of porpoises

A Scottish estate that includes your own private island and a school of porpoises as neighbours is on the market for £4m. Aline Estate is an 8,202-acre sporting estate on the Isle of Lewis and comes with an 18th-century Highland lodge and a 617-acre private uninhabited island. The impressive property is on the market with Strutt & Parker, who say it has some of the finest fishing and stalking in Scotland. In the middle of Loch Seaforth is Seaforth Island, which makes an enjoyable picnic spot, and the estate has conducted shoots and stalking there. The sale also includes about five miles of coastline, dramatic hills, freshwater lochs and the remains of an ancient fort visible. Aline Lodge, a traditional stone-built sporting lodge, dates back to the 18th century but was renovated in 2010. It has six bedrooms, four of which are en suite, a large reception room, study, dining room and sunroom. The estate has a range of outbuildings including a boathouse with a slipway, games room and sauna and a three-bedroom gamekeeper's cottage. The area attracts wildlife like porpoises, dolphins and occasional whales. There are plenty of opportunities for salmon and trout fishing locally, as well as red deer stalking and grouse shooting, although the estate has mostly been used recently for family holidays rather than commercial letting. A recent feasibility study also identified almost 1,500 acres of peatland suitable for restoration and carbon accreditation and there is renewable energy potential on the estate too. It also generates income from a leased industrial pier, telecommunications mast and solar feed-in tariffs. The site has been inhabited for thousands of years. Viking artefacts have been discovered in the burn beside Aline Lodge.  The estate is one of the few places in Scotland where it is possible to achieve a traditional 'MacNab' – shooting a brace of grouse, stalking a stag and catching a salmon all in the same day.
